Holiday-let cleaning is fundamentally different from domestic cleaning — and getting it right is the single most-cited factor in guest review scores. Holiday-let cleaners work to a defined inspection standard, do same-day turnarounds (typically 10am–4pm Saturday in peak season), change all linens, deep-clean bathrooms and kitchens, restock consumables, and complete a photo-evidenced handover. Saturday changeover bottleneck: Cornwall's busiest holiday-let cleaners are booked out from January for peak-season Saturday slots. If your property doesn't have a Saturday slot agreed by April, you may struggle to find a quality cleaner — and Sunday changeovers are increasingly common as a workaround. The best management agencies have their own cleaning teams or long-standing exclusivity arrangements with the better local firms.

Ask for Public Liability cover, Client Money Protection if they hold your rental income, redress scheme membership (The Property Ombudsman or the Property Redress Scheme), who owns the listings, the full fee schedule including VAT and any maintenance markup, and the exit terms.

2-bed cottage: £60–£90 per turn; 3-bed £80–£140; 4-bed £130–£200. Linen hire and laundry typically adds £4–£8 per bed. Hot tub sanitisation is usually £25–£60 per turn. Saturday peak-season turnovers and out-of-hours work attract premiums of 25–50%. For an annual budget on a 2-bed with 30 lets/year, expect £2,200–£3,500 inc. linen.
Standard timing in Cornwall: 10am check-out, 4pm check-in. That gives the cleaner 6 hours (4–4.5 productive, after travel and overlap). A 2-person team handles a 2-bed in around 2–3 hours; a 3-bed 3–4 hours; a 4-bed 4–5 hours with serious efficiency. Properties at the edge of capacity (large 4-beds, hot tubs, complex layouts) sometimes need an early check-out or late check-in to be practical.
Usually yes, as a separate add-on. Most Cornwall holiday-let cleaners either provide linen hire (you pay per change) or accept owner-supplied linens (they wash on-site or take to their own laundry). Rates: £4–£8 per bed for hire + laundry. Owner-supplied linen reduces cost but requires bigger linen stocks and on-site washing infrastructure.
Hot tubs need weekly chemical management plus drain-and-refill between guests. Add £25–£60 per turn for sanitisation, plus £40–£80 per quarter for water tests / chemical balancing. A hot tub at the wrong chemical level can fail health-and-safety inspection and cause guest complaints — get a specialist in or a cleaner trained in spa chemistry.
For peak summer (June–September): book Saturday turnover slots by January for the year ahead. The best cleaners are saturated by spring and operate priority-customer lists for existing clients. New owners onboarding in March/April can find themselves pushed to Sunday changeovers or asked to accept earlier check-out / later check-in. Working through a management agency usually unlocks better cleaning slots than direct.
Changeover = standard between-guest turnover (linens, surfaces, bathroom and kitchen reset, restock). Deep clean = beyond standard — moving furniture, inside-of-cupboards, descaling appliances, oven interior strip-down, wall-marks, behind-the-bed, deep-extraction carpet clean. Typically scheduled twice a year (start and end of season) or after a heavy bookings period. Rate is usually 1.5–2× the standard changeover.
